If you are keeping the marital home and need to remove your spouse or someone from the mortgage or deed, then there are a couple of options
removing someone from the Deed and Title is fairly simple. You can have a local title company prepare either a Quit Claim Deed or Warranty Deed. Both will remove someone from the Deed and title to the home.
But removing someone from the mortgage takes more time and is more involved. To remove a spouse from the mortgage you will need to refinance the mortgage, and get the new mortgage in your name only.
